Condo Movers in Seattle

A condo move often depends on HOA approval and building paperwork as much as the physical move itself, and condo movers in Seattle plan around both.

How We Handle Your Move

HOA Approval, Insurance & Elevator Windows

Condominium buildings frequently require documentation before a moving crew can even book an elevator or loading dock. A certificate of insurance, a signed move agreement, or a scheduled inspection with building management are common requirements that have nothing to do with the actual furniture being moved.

A condo differs from a standalone house or a rental apartment mainly in who sets the rules. Condo movers Seattle owners hire need to coordinate certificate submissions, move-window approvals, and common-area protection with the HOA before the physical move can start, since many buildings hold a damage deposit against scuffed hallways or elevator walls. Owners weighing a house or a rental unit instead can compare notes on our residential moving services and apartment moving services pages.

A Complete Guide

Moving Into a Seattle Condominium Building

What the HOA Wants to See First

Condo buildings vary widely in what they require before approving a move. Some HOAs need a certificate of insurance naming the building as an additional insured, others require a refundable damage deposit, and some simply ask for 48 hours’ notice to the front desk. Requesting the building’s move-in or move-out policy directly from the property manager, rather than assuming it matches a previous building, avoids a rejected reservation the week of the move.

Getting Ahead of the Elevator Schedule

Condo buildings often assign a single freight elevator to every unit moving that week, so booking early matters more than in a typical apartment building. Preparing insurance paperwork and the move agreement at least ten business days ahead gives management enough time to approve. Fragile or oversized pieces moving through a padded elevator may benefit from a separate review by our furniture moving specialists, especially in older buildings with tighter elevator cabs.

Working Within the Building's Hours

Many HOAs limit moves to weekdays or specific hour blocks to reduce disruption to residents, which narrows available scheduling windows more than a typical residential move. Confirm the approved window and any after-hours restrictions before booking condo movers Seattle residents rely on to avoid a move date that falls outside what the building allows.

Alberto and his team did a great job moving the furniture of our two bedroom. All my worries about getting furniture into our new second floor unit with stairs and a sharp turn melted away. They were punctual, listened to what I needed moved, then pulled it off without a hitch. I could not have asked for more with my first experience hiring movers.

Alberto and his team are top notch movers! He came out to our home to assess the move, met us in person, and was very organized about his plan for our move. These guys were the most efficient of any movers in our experience, very professional, and highly recommended. Worth every penny!

These guys were AWESOME!! They had the best price, were super fast, damaged NOTHING, and were friendly. I had to move by myself while my wife was out of town and these guys saved my life. They showed up on time and clearly had a plan. Alberto led the team and they busted out our 3 story town house (3 bed, 2.5 bath) in under 3 hours! They disassembled and reassembled the big furniture and moved everything where it needed to be. They put down pads and just did everything right. I ended up hiring Alberto for some yard work as well! They even came back the next day to re-assemble my bedframe (since one piece was accidentally put in upside down). These guys are the best, would absolutely hire for all future moves. Great price, no surprises, quality service.

Outstanding, professional moving services!!! We were moving about 20 miles away from a 2500 SF home and an off-site storage site, to a 4200 SF home on rather short-notice (2 weeks) and needed a full service local mover. I contacted several companies and Octopus was THE ONLY one who contacted us personally. (Others just emailed their standard hourly rates.) Octopus gave us a good quote and we hired them on the spot. And we're so glad we did!!! They were outstanding in every possible way. They arrived on-time, everyone worked hard and fast, and all of our belongings arrived safely. Alberto and his team are top-notch in every way. We will hire them again, and highly recommend their services to others.

Frequently Asked Questions

Does my condo building need a certificate of insurance before movers can book the elevator?

Many Seattle condo buildings require a certificate of insurance naming the HOA or building as an additional insured before releasing an elevator reservation. Requesting this early in the planning process, rather than the week of the move, prevents paperwork from delaying the reservation.

High-rise buildings typically share one freight elevator across every resident moving that month, so booking three to four weeks ahead usually secures better date options. Buildings with heavier move traffic may require even earlier scheduling to get a preferred window.

Padding hallway corners, elevator walls, and doorframes is standard practice for condo moves, since many buildings hold a damage deposit against scuffed common areas. Set this up before any boxes or furniture move through the building.

HOA move fees, damage deposits, and insurance requirements are billed by the building itself and are separate from moving labor costs. Confirming these fees directly with property management avoids confusing building charges with the moving company’s invoice.

Some HOAs restrict moves to weekdays only, while others allow weekend moves with an approved reservation. Checking the building’s specific move-day policy before booking condo movers Seattle-wide helps confirm whether a weekend date is even an option.
